How will the new Renters Rights Bill impact tenancies when enacted in 2026?

There will be positives and negatives for both tenant and landlord:

  • No fixed tenancy period

  • Two months notice to leave required from Tenants (at your discretion)

  • Monthly rent payments, not termly, nor coordinating with loan dates

  • Tenancies signed 6 months before inception, property reserved before that

  • Enhanced checks on student status

  • Abolition of Section 21 no fault evictions

  • Decent Homes standard adhered to

  • New landlord registration and Ombudsman schemes (TBA)

How will this affect my tenancy?

For tenancies entered into in 2025 probably not a lot, (other than the ability to leave early towards the end of the contract with 2 months notice). We will now be issuing individual tenancies per property not a joint tenancy. This gives better protection to individual tenants and avoids one tenant collapsing the tenancy before others are ready to leave (which would result in landlord repossession of the property).​​
