How will the Renters Rights Act impact tenancies when enacted May 2026?

There will be positives and negatives for both tenant and landlord:

  • No fixed tenancy period, a rolling contract

  • Two months notice to leave required from Tenants

  • Monthly rent payments, not termly, nor coordinating with student loan dates

  • Tenancies signed 6 months before inception, property reserved before that

  • Enhanced checks on student status

  • Abolition of Section 21 no fault evictions

  • Decent Homes standard adhered to

  • New landlord registration and Ombudsman schemes (TBA)

How will this affect my tenancy?

For current tenancies not a lot, (other than the ability to leave early towards the end of the contract with 2 months notice when commencement date reached). All future tenancies will be Periodic tenancies complying with the new act​​
