How will the Renters Rights Act impact tenancies when enacted May 2026?
There will be positives and negatives for both tenant and landlord:

No fixed tenancy period, a rolling contract

Two months notice to leave required from Tenants

Monthly rent payments, not termly, nor coordinating with student loan dates

Tenancies signed 6 months before inception, property reserved before that

Enhanced checks on student status

Abolition of Section 21 no fault evictions

New landlord registration and Ombudsman schemes (TBA)
How will this affect my tenancy?
For current tenancies not a lot, (other than the ability to leave early towards the end of the contract with 2 months notice when commencement date reached). All future tenancies will be Periodic tenancies complying with the new act
